Skylight installation is a roofing job, not a window job. It requires cutting through your roof deck sheathing, framing a structural curb between the trusses or rafters, and building a weatherproof barrier with flashing, underlayment, and sealant. Niagara Roofing & Maintenance has been installing skylights in Niagara for 22 years โ€” every one leak-free.

The curb is the foundation of every skylight installation. We frame it between existing trusses or rafters with doubled lumber to carry the load. The roof deck opening is cut precisely โ€” no oversizing that weakens the sheathing. The skylight flange seals to the curb, and the flashing system integrates the unit into the existing shingle field so water runs over the flashing, not under it.

Our Skylight Installation Process

1

Skylight Planning

Free on-site assessment. We check your roof structure, identify the optimal position between rafters, and present skylight options with honest pricing. Sun angle analysis included.

2

Curb Construction

We cut the roof deck opening through the sheathing and shingles, then frame a structural curb between the rafters with doubled lumber. Headers distribute the load around the opening. The curb provides a solid, level base for the skylight unit.

3

Flashing & Waterproofing

Self-adhering ice-and-water shield on all curb faces. Step flashing along both sides lapped under each shingle course. Head flashing at the top, apron flashing at the bottom. Waterproof sealant at every overlap and transition. The flashing makes or breaks the installation.

4

Completion

Skylight unit set into the curb and flange sealed to the roof deck. Shingles re-laid around the unit with proper overlap. Inside, rigid insulation installed around the light shaft to prevent condensation. Interior trim finished. Watertight verified from the attic.

Why Choose Niagara Roofing & Maintenance for Skylight Installation?

Insulated Light Shafts

Every skylight installation includes rigid foam insulation around the light shaft. Uninsulated shafts cause condensation and energy loss. We insulate, vapor-seal, and trim the interior for a finished look.

Brand Options

VELUX, Fakro, Sun-Tek โ€” fixed, vented, and tubular models. Tempered and laminated glass. Built-in blinds and shades. We help you choose the right unit for your roof, room, and budget.

Roofer-Installed, Not Handyman

Niagara Roofing & Maintenance is a roofing contractor, not a general handyman. Skylights are roof penetrations โ€” they require roofing expertise, proper flashing materials, and waterproofing knowledge. That's what we do every day.

Code Compliant

Every skylight installation meets ND building code for structural framing, energy performance, and egress requirements. Permits pulled when required.

Skylight Installation FAQ

Energy Star-rated skylights with low-E coated glass minimize heat transfer. The additional daylight reduces artificial lighting needs during the day. Net energy impact depends on orientation, glazing type, and insulation around the light shaft.

A standard deck-mounted skylight installed on a shingle roof runs $1,500-$3,500 including the unit, flashing, insulation, and interior trim. Curb-mounted and vented skylights cost more. Tubular skylights are $500-$1,200 installed.

Fixed skylights provide light only. Vented skylights open to let hot air out โ€” ideal for kitchens, bathrooms, and upper floors where heat accumulates. Vented models cost more but add ventilation. We install both.
